Instead of developing a project in the middle of Little Rock that could have been magnificent, Strode Property Park Avenue, in the redevelopment of University Mall, created a lackluster mixed-use development. Lots of concrete, with virtually no landscaping and with little retail other than anchors we can find anywhere and not very interesting residential units.

Why can't the center of Little Rock have a magnificent center like the development in San Jose -- Santana Row, a 1.5 million SF mixed-use development in the heart of San Jose, a destination for shopping, dining, living, working and nightlife with landscaped gardens, parks and plazas, and over 70 retail shops, more than two dozen acclaimed restaurants, a boutique hotel and a six-screen movie theater. In addition to the retail, Santana Row offers 622 residential units with rooftop pool and resort living accommodations, plus 65,000 SF of office space. Developer Federal Realty/Rockville, MD

Other than developers like Moses Tucker Real Estate/LR - Downtown LR, Lou Schickel/LR - Pleasant Ridge, Red Development/Kansas City - Promenade, and United Commercial Realty (UCR)/Dallas - Mid Towne ---- there has not been anything even close.
