They'll screw it up like the trolly. Let's ignore Little Rock isn't Fort Smith and has no western old time element to it. It's like having a modern home interior, with a single western painting in the middle of the living room. A bike skyway with attached Shweeb bike monorail would have been preferred with lower upkeep, and first in nation marketing to bring new tech startups downtown.

LR should also consider moving the historic cabins and buildings to a space next to Clinton Library and Heifer. Schools would love to have a single drop off to do a Historic tour, then Heifer visit. The current downtown space could be leased on 30 year leases to developers with a large upfront payment to help pay for the move and providing recurring revenue over the next 100+ years.

Need to remove the pedestrian walkway with the elevator and replace it with a bridge that services downtown with dedicated elevated lanes off I-30 across to it. Then remove first three I-30 onramps / offramps into downtown. The onramp next to clinton library is a major problem now.

The Clinton Pedestrian bridge doesn't have an elevator and is cheaper to maintain. Whoever approved the apartment complex next to Verizon Arena, should be fired. That should never have been approved until this crossing expansion was resolved.

Actually if you watch the City Channel, you'd see what Mark does. He has to sit and act as chair for so many board meetings late into the night it makes my head spin.

City Manager takes care of the day to day stuff, Mark is elected to take care of all the political stuff.

The political stuff is more fun, but also carries the greatest risk of upsetting the public.

Btw, for those that say a Land Lease contract would force the buyer to pay larger HOA dues I would counter that CAW already owns the land and should always own the land. They currently have to pay for that land.

What CAW gains by building homes on the property BUT NOT CHARGE the HOA for the land itself, is the one time profit it would obtain from selling the homes (Flat Rate builders would build the homes at $55-60 a sq.ft I know its what I do, and then CAW sells them for $92 a sq.ft)

PLUS

CAW gains yearly cost savings because the HOA is now maintaining the land, not CAW.

But you still have the one person to complain to. You allow 35,000 homes to be built, as soon as those are sold, you now have 35,000 property owners to talk to if land improvements need to be done and that would cost a few county jobs right there so no one would ever proactively bring up problems.

Finally, if you build 35,000 homes in this area, and the area does not receive 10,000 a year in people moving to the city, all you are doing is playing musical chairs. NOW you have infrastructure you have to support in other area's of the city not being fully used. The City and County need to start forcing Builders to do more Rehab work and less new development in order to utilize current infrastructure (schools, police, fire stations, sewage, etc).

I just don't understand the logic of building 35,000 homes which will be primarily $250,000+ homes and causing more and more professionals to leave the center of Little Rock starting a inner city like blight.

They should only allow CAW to build homes and sell them under a land lease contract. Under this type of contract the land still belongs to CAW but the homes are bought by the buyer.

The benefit of this is
1. Purchase price is much much lower as it doesn't include land cost
2. If a problem comes up, you can sue the one land owner (CAW)
3. CAW pays property tax for the land, not the home owner.

So what you have is a great situation, lower cost homes for the working class and a way to sue the single land owner if water quality degrades and that land owner also just happens to be the best person to fix the problem.

Why hasn't something along these lines been brought up before the JP and County?

It is not open to debate, it is not a "Theory", it is proven fact.

This is a quote from Wiki "Switzerland thus has one of the highest militia gun ownership rates in the world" as they don't have a standing Army.

Guess what the gun crime rate is in Switzerland?

Guess what causes gun crime in America? That's right, poor training and hybrid gun policies. Either you allow them openly or you don't. If everyone is beleived to own a firearm in their home, crime drops as proven by the states allowing open carry with high ownership rates showing decreased crime.

CFO position for large hospital, where majority of employees make $45k+ should have golden parachutes and large salaries. On the other end, first time the Hospital fails an Audit the CFO should be required to pay back their salary + fines.

77 people die EACH DAY from Alcohol related deaths, 10's of thousands die each year and countless countless others including children are hurt by drunks. You could save majority of these deaths by a simple law that bans the sale of Alcohol after 9pm. But you won't do that will you, you love your wine. What is it called when you ignore a huge problem because it benefits you and instead focus on a small one? You know how many kids die and are scarred for life due to Alcohol?

The only smart gun law that makes any type of sense, statistically, is banning handgun sales to males under the age of 25. Majority of gun crime is by males under the age of 25. But even then, few gun crime is done with new guns. I do agree, private gun sales should require background checks. Most gun shops only charge $30.
